Why it is important to hire an attorney?

The preparation of a property for sale should be started as early as possible. The intentional planning will involve financial statements, leasing consolidation, and physical improvements. Ronald Rohde Law can assist by reviewing leases and identifying any weaknesses that a potential buyer may object to prior to closing. We are experienced in preparing Estoppel letters and collecting accurate representations from tenants that are necessary to ensure the maximum sale price.

Letter of Intent

The negotiation of a Letter of Intent should involve your legal team to allow the fastest response during the Purchase and Sale Agreement negotiation. Negotiating for the contractual terms that are important to a seller will require a flexible and creative legal team to avoid being locked into the price, earnest money, due diligence period, and/or commission fees. The negotiation of a Letter of Intent should involve your legal team to allow the fastest response during the Purchase and Sale Agreement negotiation. A skilled lawyer will identify escrow solutions that rely on the confidence of the seller to justify a higher price from the buyer.

As many contracts undergo several amendments or questions regarding data supplied by the seller, it is important to have an attorney reviewing every document and advising you on the best course of action.
