Commercial Lease Template Creation - Real Estate Package

The lease is possibly the most important document for real estate investors. When you purchase real estate and its structural improvements, the lease dictates the detailed manner in which you generate income from it. Beyond just the monthly rent, the lease will outline the permitted uses, dispute resolution, timing of repairs, reconciliation of Common Area Charges, and termination.

When it comes to defining the relationship between a landlord and his tenant, given the dramatic delays in our court system, avoiding a tedious eviction process will save you money and time.

From initial lease proposal to final execution, our "Commercial Lease Template Creation Package" provides all-inclusive services, including the drafting, review, and negotiation of your commercial lease agreement. See all of the "Commercial Lease Template Creation Package" services listed below:

  • Initial lease prototype:
    • Initial Document Review
    • Comments and redline (x2)
    • Meetings (x2) up to one hour via video call
    • Unlimited phone and text and email as needed
  • Future new leases:
    • Review up to 20-page contract
    • One-hour meeting to discuss
    • Redline changes into the contract
    • Up to two hours of negotiation and/or additional client communications
  • Renewals:
    • Review Lease
    • Half-hour meeting to discuss
    • Initial redline revisions
    • Up to one-hour negotiations and/or additional client communication time

This presents a different set of challenges as we need to modify existing terms to satisfy both the Landlord's and Tenant’s objectives and introduce new requirements that weren’t addressed in the original lease.
